I begins by defining velocity of money as the rate at which money circulates through an economy. Explains that money has to move in order for it to be useful, and the faster it moves, the more wealth it can create. I uses the analogy of a river to explain this concept, saying that just as a river flows and creates energy, money also needs to flow to create wealth and then goes on to explain how this concept can be applied in real estate investing. He says that in order to create wealth, investors need to focus on increasing the velocity of their money. This means that they need to find ways to put their money to work quickly and efficiently, so that it can generate returns and be reinvested.
One way to increase the velocity of money in real estate investing is through wholesaling. I explains that wholesaling involves finding distressed properties and then quickly assigning the contracts to other investors who are willing to buy them. This allows investors to generate quick profits without having to hold onto the property for an extended period of time.
Another way to increase the velocity of money is through using leverage. I explains that leverage involves borrowing money to invest in real estate, and then using the returns from those investments to pay off the debt. This allows investors to use their money more efficiently and generate higher returns.
I also emphasizes the importance of having a strong network of contacts in real estate investing. He says that having good relationships with other investors, real estate agents, and other industry professionals can help investors find new opportunities and increase the velocity of their money.
